Preventative Maintenance Technician – 38773

POSITION SUMMARY:

The Preventative Maintenance (PM) Technician is responsible for completing all preventative maintenance work orders on the College’s heating, ventilation, air conditioning, refrigeration, plumbing, and electrical systems. This role will play a crucial part in ensuring the efficient and reliable operation of all building systems. The PM Technician will work closely with the Associate Director of Facilities to develop and improve the PM program, recommend equipment upgrades/replacements, and contribute to a safe and comfortable environment for students, faculty, and staff.

SUPERVISION RECEIVED/EXERCISED:

This position reports to the mechanical supervisor/associate director of facilities, but generally works independently within established guidelines and has no supervisory responsibilities.

ESSENTIAL FUNCTIONS: – may include, but not limited to, the following:

  1. HVAC System Maintenance:
    – Operate and maintain boilers, chillers, rooftop units, VAV boxes, pumps, motors, fans, variable frequency drives (VFD’s) and other HVAC equipment.
    – Monitor and control HVAC systems using a Building Management System (BMS).
    – Ensure proper system operation and perform preventive maintenance tasks, including:
    * Scheduling and conducting equipment shutdowns.
    * Checking equipment for cleanliness, operation, and excessive wear.
    * Replacing filters according to schedule.
    * Lubricating all mechanical and moving parts.
    * Cleaning air handler unit coils.
    * Inspecting and cleaning drains.
    * Performing spot checks of equipment to determine their working condition.
    * Documenting and reporting clear and concise issues to the mechanical supervisor and associate director of facilities.
    – Document all maintenance activities accurately in the work order system.
    2. Equipment Replacement and Upgrades:
    – Review equipment performance data and downtime.
    – Recommend equipment upgrades or replacements to improve energy efficiency and system reliability.
    3. Safety and Compliance:
    – Conduct monthly inspections of required equipment as part of the PM program.
    – Inspect and service air compressors, pumps, and motors, including replacing seals, valves, and electrical components as needed.
    – Ensure compliance with all safety regulations and use of appropriate personal protective equipment (PPE).
    4. Other Duties:
    – Assist with emergency repairs as needed.
    – Participate in special projects and other duties as assigned.
    – This position will be required to be in the on-call rotation.

REQUIRED QUALIFICATIONS:

– High school diploma or equivalent required.
– Minimum of three years of progressively responsible experience in the repair, maintenance, and installation of commercial building components.
– Proficient in mechanical ability, including proficiency in the use of electrical test equipment (multimeter, clamp meter, power quality analyzer), hand and power tools, and HVAC/R equipment and materials.
– Ability to interpret wiring and piping diagrams, blueprints and schematics.
– Ability to gather and present information to assist in creating and implementing a comprehensive PM program for each piece of HVAC equipment based on manufacturer recommendations.
– Strong troubleshooting and diagnostic skills.
– Proficient in the use of a computerized maintenance management system (CMMS).
– Excellent communication and interpersonal skills.
– Computer literacy.
– Valid motor vehicle operator’s license.

PREFFERED QUALIFICATIONS:

– Associate degree in HVAC/R or completion of a recognized trade school program in HVAC/R
– Experience in maintaining HVAC systems in a higher education or similar environment.
– Knowledge of building automation systems (BAS) and their operation.
– EPA 608 Universal Refrigerant Handling Certification.

WORKING ENVIRONMENT:

– Work is performed both indoors and outdoors, in environments that may have extreme temperature ranges, be dusty, noisy, or have potential hazards.
– Exposure to chemicals, solvents, and cleaners common to HVAC/R work may occur.
– Requires physical stamina, including the ability to lift and carry heavy objects (up to 50 pounds frequently and up to 80 pounds occasionally), climb ladders, work in confined spaces, and stand for extended periods.

PAY RANGE
– The pay range for this position is $18-$22 per hour, based on experience.
– This is a full-time position with benefits.
